Property Buying Checklist for First-Time Buyers in Pakistan

A first purchase is easier when you separate three jobs: choosing a property you would actually use, agreeing a price with the owner, and completing the legal transfer. Dealers often bundle those jobs. You can keep them distinct.

1. Decide what you are buying for

A house you will live in, a flat, a plot you will build on later, or a commercial space are different searches. 0Dealer organises them separately: houses for sale, plots, and the wider property for sale catalogue.

Write a maximum you can fund, including transfer costs you have not calculated yet. Ask a lawyer or your bank about those costs; do not copy a number from social media.

2. Read listings and visit

Compare current owner listings in the city you care about. Visit more than one property. Take someone who will live there, or someone who has bought before, if that helps you notice defects.

Ask the owner how they measured size, what is included, and whether anyone else has a claim on the property. Note the answers.

3. Due diligence is not optional

Title, encumbrance, society transfer rules, and tax steps are local. They belong with a lawyer, a registrar, or the society office that handles transfers — not with a blog article and not with a dealer’s verbal “it’s clean.”
